Heralded as a top producer and premier practitioner at the large-scale practice where he worked in the Atlanta, GA area, Dr. Marc Wright finally decided to also develop an office of his own to secure his future. Upon engaging the services of Masserano Real Estate and Consulting, work immediately began toward researching the entire central Georgia area to identify a location suitable for starting the new venture amid the slow recovery from the great recession and that would not infringe upon the practices where he was working. After studying a variety of sub-markets, an under-served area close in to the city was identified, and negotiations began for the lease space and the project loan. The area in the vicinity of the site, as well as the property and buildings themselves, were undergoing revitalization. The actual site required vision on the part of Dr. Wright and Masserano, as there was no existing entry to the space or windows or building façade, and the entire property was in the midst of receiving new facades, landscaping, parking restructuring and re-tenanting. Masserano carefully negotiated the lease to coincide with the shopping center redevelopment, including provisions to reduce and defer rent based on progress goals that had to be reached by the developer. The favorable lease economics took into consideration the former condition of the space as well as its odd triangular shape. The interior architecture featured an open design with a studio feel. New window penetrations were cut into the space to bring in natural light which illuminated the space through glass partitions that were used as one of the design highlights. With a goal of creating a space that would not only be fun to work in, but also that would be memorable to the patients, Masserano also created custom, abstract wall murals to add depth and interest to the space. As is typical with its scope of work developing new practices, Masserano negotiated and coordinated all aspects of each purchase of equipment, all systems and furnishings, and the loan and all payments were administered, tracked along with taking on the delegation of any other facility related tasks. Dr. Wright was able to not only continue working full time through out the development, but he was also able to prepare to commence operations at the pilot location of Wright Orthodontics.
