Dr. Richard Graham, orthodontist from White Plains, NY, wanted to relocate his family and to develop an orthodontic and pediatric dental office in one of Charlotte, NC’s fastest growing and most kid-centered suburban communities. Having already identified an ideal, high-profile retail shopping center location, and in the midst of talks with the landlord, Dr. Graham brought Masserano on board to complete the lease negotiations and to drive the office’s development under a tight time-line. While negotiating the lease, our team designed a very efficient space plan to accommodate an orthodontic consult/records room, a four-chair ortho/hygiene bay, and two private ortho/quiet rooms, allowing the office to fully function for both orthodontics and pediatric dentistry. The 2,000 square foot space also accommodates waiting, reception, private office, on-deck, brush-up, x-ray, sterilization, lab, lounge, two restrooms, mechanical and gas closet.

By juggling several tasks simultaneously, our team made the most of the two-week period needed to finalize the construction permits. We sealed the deal with the landlord, guided the completion of the interior design, architectural and engineering documents in a way that assured compliance with local jurisdiction, and determined all pricing for equipment purchases and construction. All of the major areas of the project were worked out by the time the permits came through, and construction was able to begin immediately on the new office. On behalf of Dr. Graham, we negotiated fair price with a general contractor highly seasoned in building orthodontic and dental offices. The resulting construction process was expeditious, smooth and an enjoyable experience for everyone! By allowing us to coordinate and manage the project vendors, along with administering the loan and budget tracking, Dr. Graham and his team were able to focus on marketing and public relations, staffing and ramping up systems for a very aggressive new practice start with patients on the books in advance – all while Dr. Graham worked full-time seeing patients in conjunction with his transition from White Plains, NY, to Charlotte, NC.
